The true real estate investor generates money regardless of the house, price, or underlying financing….they become Transaction Engineers: problem solvers who are generously compensated for resolving sellers’ and purchasers’ difficulties!
Let me offer you two instances of recent deals I’ve purchased for myself (yes I still do real estate deals every single week). That probably qualifies me as odd. I genuinely do what I preach. Consider that.
Number One Deal
The first transaction involves a $230,000 property with a $114,000 loan debt. When I sold the house, I gave the seller $2,000 and made up $22,000 in late payments, so all I used was $2,000 of my money. My total expenditure was $138,000 ($114,000 + $22,000 + $2,000). The house could require roughly $10,000 in improvements, but a Realtor handed me a contract from a buyer for $200,000 as is. That means the buyer got a terrific price, and I’m gone in one week with no repairs, no headaches, and a great profit.
Let’s see, $200,000 less my $138,000 buying price and fees = around $55,000 in net profit after I pay the Realtor. I’m sure Harvard doesn’t teach this stuff.
Second transaction
This second transaction was far less spectacular and far less lucrative, but it was embarrassingly basic and straightforward. This is the type of transaction you’ll be performing dozens of times after finishing this boot camp. I helped a determined seller who wanted financial relief. The property I chose was valued $95,000 dollars. He owed $72,000 on his mortgage but was up to date. He asked for nothing, so I gave him nothing, except debt relief (you’ll discover the key phrases for this later). The house is ready to move into.
I optioned it out for $99,000 in three days, received a $5,000 earnest money payment, and will make $120 per month cash flow. That’s not terrible for a free house. Consider what you do for a job. I put no money down and received $5,000 in three days while without touching the home or personally guaranteeing any debt. Plus, I received $23,000 in free equity and a great tax write-off without using any of my own money or credit.
It’s not a fantastic bargain, but everyone involved was pleased with the outcome. Consider how many of these you’d need every month to replace your existing income.

The voice mail allows users to choose what they want to hear, answers their questions, and even directs them. It prescreens and discards ineffective calls, leaving you with only serious, ready-to-act buyers.
Prospects go visit the house without first speaking with you, and then phone or fax their application to you only once they decide they want the house. You only chat to them once they’ve viewed the house and decided they want it.
You rapidly prescreen them for free and select the best of the best to process without even removing the home off the market. This has absolutely nothing to do with a backup contract. You’ll find out who has the most money down and the finest credit without speaking to a single buyer. Without your help, the cream will climb to the top.
If appropriate, the mortgage broker or loan processor meets with your buyer, collects their deposit, processes their application, and notifies you when it is accepted. This stage is skipped if you’re selling a wholesale transaction since no loans are involved.
